Fellow PortoFino and Bay View Grand owners interested in Rental or Property Management Services. Please let me introduce myself. My name is Steve Grossberg and I am a Portofino owner unit 1102 – Tower 6000.
I spent better part of a year I make numerous trips to Cancun, and looked at many properties at Bay View Grand and Portofino as well as other complexes. I have developed a good understanding of how the Cancun real estate market works for both rentals and sales. I also developed relationships with a bunch of property managers and real estate agents. One of my biggest concerns when looking to buy my property was who I was going to use for property management and for how I was going to rent my property.
One thing I learned is that there is a huge whole in providing owners like us superior service and being open and transparent in business dealings. With that said I realized that there was an opportunity to plug this hole, thus creating a business opportunity for the right person just by offering owners who are looking to rent or sell their unit the superior 5 star service they deserve and desire, along with being open, honest and transparent.
My background is 23 years in sales management for a fortune 100 company, and the past 8 years I am a self-employed business owner. I run an internet retail business, and I have a lot of expertise in internet marketing and also I am the president and founder of an e-commerce non profit trade association called The Internet Merchants Association.
I noticed there are way too many owners from Portofino and Bay View Grand thinking they can simply place an ad on an internet travel site or build a web site and buyers will come. It does not work that way and there is a lot of work involved in optimizing a web site for google searches as well as costly and effective advertising techniques.
I have partnered with and assembled a team of highly qualified professionals and we are now offering owners of Portofino and Bay View Grand superior property management and rental services
This team of professionals besides myself I have assembled are Alex Ayala and his brother Miguel Ayala . Alex and Michael are bothers and have been involved in Cancun real estate for 10 plus years.
Our goal is to provide both clients and renters 5 star service, as well as maximize rental income for owners. I handle the rentals of the properties exclusively, while Alex and Miguel handle the property management end of things in Cancun.
We are aggressively advertising the site paid advertising campaigns and driving traffic there via optimizing it for google searches. In order to use our rental services you must give us exclusive rights to rentals and not be listed with any other broker or agency. In other words we must control the rental calendar and have the ability to make on the spot rentals to potential clients without the need to contact owners in advance. You are however free to rent the unit on your own. If you will be using the unit yourself or rent it on your own you will need to advise us so we can block off those dates so it does not conflict with potential clients we may bring in.
It is a pay for performance business model and we only earn a commission based on our success. To date we numerous owners and have been quite successful with obtaining rentals at the highest non negotiated prices to these clients and we can provide recommendations from these owners .
The minimum rates we strive to charge renters are as follows, and owners can contact me for a estimated cash flow analysis on rental income projected. Our goal is also to maximize the owners return.

Low - $1,400.00
High - $2,000.00
Peak - $3,000.00
3 bedrooms - 2 bath units
Low - $1,600.00
High - $2,200.00
Peak - $3,600.00
3 bedrooms - 3 bath units
Low - $2,000.00
High - $2,600.00
Peak - $4,500.00
4 bedrooms units
Low - $2,600.00
High - $3,500.00
Peak - $5,500.00
There is a 20% commission charged for all rentals. The renting clients not the owner pay the cleaning & processing fee and the target gross rental prices shown above are net of these fees charged to rental client. These fees go towards the deap cleaning fo the units after rental client departure, any credit card fees assessed for payments made by clients which normally run 3% - 4% alone. Also a large portion of these monies is spent on advertising to drive traffic.
The business plan is to market our units at a premium and not get into the price war scenario, but offer superior units with superior services. I must add the fact that anyone interested in our services we must let you know there will be certain owner/unit standards in place, such as LCD flat panel TV’s in all bedrooms and living room, quality of furnishings both indoor and outdoor etc. The hardest rental to get it the first time renter to your unit. We want to ensure anyone who rents has the best experience possible and will be repeat business and refer others to us. So it is critical the renters are presented with superior units in every regard.
Property Management
We will be offering several packages for Property Management Services depending on the type of service desired. A one year agreement is necessary to contract for property management.
Package A - Designed for owners will be using our rental services combined with our property management services. This is an all inclusive plan and designed where all costs to owners are known upfront and in advance. The only additional costs would be if we had to hire a professional to make a repair or perform maintenance.
The cost and services included are as follows:
2 Bedroom unit- $150.00 monthly property management fee
3 Bedroom unit- $150.00 monthly property management fee
4 Bedroom unit- $150.00 monthly property management fee

Making payments as needed for items such as electric, gas, water, cable tv, internet, HOA fees, and any other recurring monthly/quarterly bills.

Includes unlimited service cleanings when rental clients we rented to check out of unit, performed by one of our on staff house keepers.

In between service cleanings are available at a cost of $25 - $45 per visit depending on service level and unit size.

Unlimited client check ins.

All supplies supplied by us when renters are in unit, toilet paper, soap, laundry detergent, cleaning supplies, 20 liter Water etc.

Monthly statement of account provided in Microsoft excel format.

Attendance of owners meetings if so desired.

Assistance regarding repairs and maintenance of property.
Package B - Designed for owners who will not be renting their units or seldom renting their units.
The cost and services included are as follows:
2 Bedroom unit- $200.00 monthly property management fee
3 Bedroom unit- $225.00 monthly property management fee
4 Bedroom unit- $250.00 monthly property management fee

Making payments as needed for items such as electric, gas, water, cable tv, internet, HOA fees, and any other recurring monthly/quarterly bills.

Includes 2 service cleanings per month, performed by one of our on staff house keepers. Cleaning materials must be supplied by owner.

Assistance regarding repairs and maintenance of property

check in and check out of any guests is a flat fee of $100.
Package C - Designed for owners will be renting their units on their own and not utilizing our rental services. This is an all inclusive plan and designed where all costs to owners are known to the owners upfront and in advance. The only additional costs would be if we had to hire a professional to make a repair.
The cost and services included are as follows:
2 Bedroom unit- $500.00 monthly property management fee
3 Bedroom unit- $525.00 monthly property management fee
4 Bedroom unit- $550.00 monthly property management fee

Making payments as needed for items such as electric, gas, water, cable tv, internet, HOA fees, and any other recurring monthly/quarterly bills.

Includes 3 service cleanings per month when clients check out of unit, performed by one of our on staff house keepers. Cleaning materials by us.
