When researching where to rent a Cancun Condo make certain you ask the owners the appropriate set of questions and be sure to get direct answers.

Some of the recommended questions are:

• What is the square footage of the rental condo both interior and exterior (balcony space)
• Are the photos shown actual photos?
• When were the photos taken, are they recent and has anything changed?
• Does the unit have views of the beach and Caribbean unobstructed?
• Does the unit have Wifi internet access?
• Are there televisions in all of the bedrooms and satellite TV?
• Is there a property manager locally to assist with any issues?
• Is there an extra fee for using a credit card? If someone ask you for a wire transfer stay clear.

Also make sure you see a lot of photos and be certain the furniture including the patio furniture is updated and quality furnishings. Remember the old saying if it sounds to good to be true, it probably is to good to be true. You usually get what you pay for so be careful of what appears to be a great deal because no matter what you pay for your Cancun condo rental, if the unit does not meet or exceed your expectations you vacation will not be as enjoyable as it otherwise could.

It is also one of the most exclusive, luxurious, and newest resort condos in Cancun’s famous Hotel Zone. Bay View Grand Residential Cancun condo rentals offers ultra luxury oceanfront living at its finest. Portofino Bay View Grand is a gated community with 24 hour security, and offers all the amenities of 5 star hotels including an oceanfront infinity swimming pool, a gym, snack bar and spa and tennis courts.

Bay View Grand Residential has a total of 4 towers and 210 total units. The unit sizes and dimensions are similar to Portofino with slightly different floor plans.

Cancun Plaza Condo & Hotel

This is really a hotel and they converted some units to full ownership condos. You will not get a true condo unit here, but more like a studio hotel room with a kitchenette. The advertised 2 and 3 bedroom units are really adjoining hotel rooms. It is a 30 year old building and many units have partial or obstructed views. Location is not great as it is located way down around KM 19-20. In summary this was not built as a condo complex but as a hotel.

Solymar Cancun Condominiums

Same as Cancun Plaza this is really a hotel and they converted some units to full ownership condos. You will not get a true condo unit here, but more like a studio hotel room with a kitchenette. The advertised 2 and 3 bedroom units are really adjoining hotel rooms. It is a 30 year old building and many units have partial or obstructed views. Location is not great as it is located way down around KM 19-20.In summary this was not built as a condo complex but as a hotel.

Villas Marlin Cancun Condominiums

Villas Marlin is a 30 plus year old property and is the only older building built as a true full ownership condo complex in Cancun. They offer 1, 2, 3, and 4 bedroom units. The complex is very nice and this Cancun condo has a very good location around Km 13 and walking distance to La Isla Mall and Plaza Kukulcan.

This Cancun condo has 4 rows of villas and an 8 story tower. The villas are set up stair step style from villa series 1 through 4, with 1 being closest to the beach and offers excellent views. Villa number 2, 3, and 4 are farther from the beach in sequential order. All the villas are 2 story villas so unless you are in villa series 1, you will have no views at all from the first floor, and obstructed views from the second floor as you have to look at the villas roof in front to see the ocean, thus blocking the view of the beach. Ask questions about obstructed views and looking over roof tops as owners deceive potential renters with their photos as to not reveal the true views.

Now the 8 story tower has commercial properties on the lagoon side, ie realtors, accountants, warehouse space, etc. Sop this can get annoying to vacationers. Also on floor 2 and 3 of the lagoon side is low budget studio condos where it attracts lower income full time residents. The upper floors of the tower offer some nice vies, floors 6 through 8 only as the lower floors have obstructed views.

• one bedroom have 83.83 sq meters or 902 sq ft
• two bedroom have 135 sq meters or 1452 sq ft
• three bedroom have 189 meters or 2033 sq ft
• four bedrooms have 165 sq meters or 776 sq ft

Be careful of the owners who advertise their units as 2 bedrooms. A lot of owners of one bedroom units converted these units to 2 bedrooms and they deceive potential renters with their photos. If you are renting a 2 bedroom unit be certain to find out the square footage, if it is 900 or so square feet you are being lied to as it is a one bedroom converted which the owners will never reveal unless asked.

Carisa & Palma Cancun Rental Condos

The Carisa & Palma is one of the oldest Cancun condo buildings. Mostly consisting of studios it attracts a lot of singles and spring breakers. It is a low cost budget Cancun condo and not recommended for families. There are wall unit air conditioners vs. central air conditioning. Most units are outdated but of course you get what you pay for. The beach is pretty much non existent in from of these Cancun condo rentals as there are a lot of rocks and almost zero beach and it is difficult to swim here as it is very dangerous with all the rocks. The unit is located at Km9 and right next to the “party zone” so expect to hear loud noise from the night clubs.
